        service to the local community by offering FREE valuations!&lt;/p&gt;

        Just remember very few estate agents are actually qualified to value property and
        those that are, namely Chartered Surveyors, won't be doing so for free! All an estate
        agent will do is offer you an informal opinion on the value of your house and there
        is absolutely no legal obligation for this to be accurate.&lt;/p&gt;
    &lt;p&gt;
        Let's be clear, the only reason any estate agent is willing to offer you a free
        valuation is to give them an opportunity to sell you their services. If they know
        that other agents have also been invited to value your property, then they will
        be inclined to overvalue it in the belief that you will go with the highest bidder.
        If they believe that they have already secured your business, then they will undervalue
        your property to bring a quicker sale and a quicker commission cheque.&lt;/p&gt;

        For this reason it is important that you form your own view as to how much your
