Autumn – A Busy Month For Online Estate Agents.  October is busy as usual and my time has been divided up into: liaising with new clients to bring their homes to the online market, sending out the letters and memorandums for the agreed sales, ensuring all day to day enquiries have been dealt with, helping to gather feedback and sending clients their website activity reports.

A Steady Increase In New Instructions

So far this month I have been surprised by the number of new instructions that have come to us where the vendor has been marketing through a local agent for many months without any interest whatsoever. It seems strange how patient some vendors are, waiting and waiting with nothing happening in terms of viewings, updates and advice on moving things forward.
 
Time and again new vendors having come on with us with fresh photos, a floor plan and appealingly written description, along with a realistic assessment of their price are happily witnessing a dramatic uplift in activity and we don’t even ask vendors to use us exclusively!

What’s The Catch With Using Online Estate Agents?

For many using online estate agents services seems to come with a degree of trepidation as the concept is relatively new and the prices we charge seem too good to be true. What is really nice is the way people noticeably relax. In bringing their property to the online market they will be mainly dealing with TheresaChloe or myself, with the necessary tasks completed in an efficient and timely fashion. I am often told. ‘I don’t know why we didn’t use you before’.
 
I get even greater satisfaction when I am liaising with clients and purchasers gathering solicitors details hearing how satisfied they are, comments such as  ‘we always looked online at properties to buy but never really though about selling through an online estate agent’.
A number of our buyers also comment to me about the savings they didn’t make!

Most Sales Want To Complete Before Christmas

As the month nears the end the sales have been coming through with the condition ‘to complete within or before December 2011’ as people want to be in their new home with time to enjoy Christmas. 
 
My work as Service Manager for an Online Estate Agents is always busy and varied. Together, the move4us team and I look forward to what will hopefully be an equally productive November.
